Building saved from demolition, for now

For months, there was a land use sign promising big changes at the small brick building on the corner of 24th Ave and 65th St. But the sign disappeared after the owner decided to keep the building.

The owner had plans to demolish the site to clear the way for a 5-story condo development. “But due to the shaky market, he is holding onto it for a few more years,” tipster Elizabeth tells us. Not only is the development shelved, there is a new tenant. Ballard Way Auto Body shop now shares the space with Wolf’s Garage, who moved up from the Fenpro building on Market St.

    For those with all the talk of "Eyesore" and "why another repair shop" For one, it is difficult for a small business owner to just up and move into another space. Wolf's Garage is honest with their customers, he does not sell you parts you don't need. Everyone has to make a living, and you can't pick and choose who is to occupy a space. I am a Washington Native, and Have lived in Seattle for nearly 20 years.. I am quite disappointed and disgusted with what is happening to Ballard. WHY not ask " Do we really need another Condo building? Do we really need another want to be Swanky bar that sells overpriced drinks with lousy service?---- That brings in uppity conservative Eastsiders to our lovely Neighborhood, yelling and screaming and just being annoying? Wolf has good plans for the space . You just need have patience. Bring Back The Nords! I love the building and I love Wolf's Garage. oh yea I love Chinese food and would be happy to feed Lupus Brown some General's TZo!

    The city needs to implement a huge vacancy tax for any building kept vacant for more than a year.

    Hey 567 stop being so judgmental. At least he wasn't drinking and driving. I don't mind an alcoholic mechanic as long as he does good work. And doesn't test drive my car after fixing it. : )

    saw the wolf dude run out of the 7-11 with a 6 pack of beer, chase down his 'friend' driving away in the middle of 24th, beat on the car roof, and then jump inside, only to head back to drink on the job- 1pm on a weekday- i was getting gas at the 7-11- dude is a loser

    I already dropped by in person, introduced myself, and spoke to him about the loud music and engine noises at 1 am, and he gave the same excuse as he was just getting set up but he wanted to be a good neighbor. This was about 3 weeks ago and it is still going on and is really disruptive. Now that it's fall, it's likely I won't be sleeping with my window open so maybe it won't be so loud, but I still give the shop a thumbs down. Good to hear that he's been nice to you guys though.

    linus, I spoke to a girl who works at that garage and she said they are planning--I don't know exactly when tho, to tear that whole entire upstairs down so they can get more sun light coming in the window and more room on the floor. But when I was leaving a guy walked out and said he was going to convert it into a locals only chess club.?? I'm not sure if he was joking me or what.
    Anyway see you'all around. I just found this sight and its awesome!

    I like that it is continuing as a light industrial space; it gives a reality andbalance to the hood.

    But Oh Tootles - the one thing I do love about the garage being there is that the insulation in the winders was removed to re-expose the old-school Wonderbread (or Sunbeam?) loaf decal. It's all peeled up like birchbark, but I wuvs it so!

    Well, he's just Mr Hyde. I'm getting off this thread now, as the topic has gone so far astray. My sentiments toward Wolf's Garage are genuine. Although, that one car IS really loud. Sorry Wolf!!!!!!! But it DID wake me up one night!!!!

    Mrs. Lupus Brown. You must feel so proud being married to such a peach. He's a racist AND he can't change a light bulb -- and blames the "chinese maggots" for his short-comings. Furthermore you had to have Wolf take care of your battery. I guess Lupus Brown is a guy you can't even call to ask for a ride when your car goes dead. Yep. Looks like you got a real prize there.

    Ditto on Wolf. I've talked to him on a number of occassions at his old location by Habitude. He's a very friendly and approachable guy. Just have a chat with him...I'm sure your problems will be solved.

    wolf is a nice guy. true he makes a lot of noise, but he explained to me--also a neighbor on 24th, that since he is still setting up shop, he is forced to move cars around at all hours of the night, as he doesnt have the floor space. My car died on 85th last week and he drove me up, took the battery out of my car, brought it back to the shop, charged it, then drove me back to my car. when i asked him how much I owed, he said nothing--even when i tried to slip him $20, he refused. NOt sure what kind of people are on this forum--complaining about a yappy dog?? that little puppy is sooooo cute. You people should speak to the man before condemning him. Sorry about the Chinese thing--that was my husband. I think he's jealous because he cant even change a light bulb! LB

    Wolf's Garage is a bad neighbor. Blasting loud music, a yappy dog, revving engines after around 1 am on all nights of the week on old junky cars that are parked on the city streets are a good way to piss of neighbors. Not cool. Boo to Wolf's Garage.

    XYZ, yes. There are no plans to develop the GreenMarket property at this time. It's a much loved building and will be sticking around for awhile.

    Isn't the landlord for this building the same one who owns the building where the Sunset Hill Green Market is located.

    Lupus is clearly an angry young man. He's also obviously in the wrong forum. I kind of got his original point, but the comment on maggots was completely uncalled for. What relevance does it have with this building or article? My apartment is near this site, and I for one am glad there won't be a 5 story condo casting a shadow in my dining room.

    To those advocating a tear down becuse the building seems an eye sore. I reccomend packing up your chiweiner dogs and moving to the Noma. Let the rest of us with soul, and a sense of mortality enjoy american craftmanship as it once was. good news too--I hear all the wiring in the Noma, including all power from the transformer to the nightlight, comes from China. You should fit right in; you pieces of human filth. eat an egg roll and die. god bless.

    The building was going to be demolished, and therefore, the owner had no reason to spend the time or money to fix it up. The owner is not a "deadbeat landlord", and since he's decided to keep it, he put a new roof on it, it's been painted, and Wolf's Garage is going to be a great asset to the neighborhood. The space was formerly occupied by a Transmission shop and has been an auto garage for 25+ years. It's nice to keep the tradition going. I think it's a fantastic old building, and I'm glad that it's staying. People complain when the ugly condos go up in Ballard, changing our landscape forever, and lament the loss of "old Ballard". Well folks, here's a little piece of Ballard history that got a stay of execution and will thankfully be staying around for awhile, and it'll be a great place to get your car fixed/painted without having to drive to Aurora. The space is PERFECT for what it is. It's an historic brick Ballard Building that has served as an auto garage and will continue to be able to do so for a little longer. Lucky us.

    I think it's cool that there are still some old timer car dudes in the neighborhood. Most of those guys were pushed out years ago. Teaming up with Wolf's garage will be good for the space...lotsa hot rods to gawk at as I drive by in my crappy pick-up.

    It was a pretty nice building at one point - I remember the canopies. Ditto to boardbroom's comments.

    Not sure about the auto shop being a great use for that corner though.

    I think the biggest problem for that building has been a deadbeat landlord. Case in point, the once fabulous steel awnings were left to rot to the point of a falling hazard...so they were simply removed.

    But I'm sure it will disappear some day.

    i have been in love with this building forever. such potential! it would be great to see it get cleaned up one day.

    i use to feel the same way about the building wild ginger is in now. it wasnt too long ago that building looked worse than this one.

    I agree with both boardbrown and GB - it's the same problem georgetown has, but to a lesser degree.
    At least we don't have to worry about chromium poisoning (at least, I don't think we do...)

    Who ever said every piece of property needs to be a gleaming jewel? Crappy properties thrown in the mix are what keep the neighborhood quirky. I just can't imagine that building ever going away...

    While agree the building isn't very good looking. I still think it's better to have a functioning building as opposed to a pile of trash with a chain link fence around it. I think this is a good move to keep the site useful instead of just tearing it down and hoping the condo market picks back up some day.

    Are you kiddin' me? This property is an absolute dump. The current owner keeps his old, beaten' up cars out back. Whenever you have an auto body shop property, you expose yourself to environmental concerns. Years of bad contaminants going into the ground, etc.

    This property sits on a busy corner and has a lot of potential. But, in my opinion, I'd like to see this property demo'd sooner rather than later. Post demo, most likely, the property would have to sit vacant for a while (sometimes a year or so) and the soil would have to be clean before the new construction could take place.
