Development Update December 2: A subdivision, a hygiene center and a 7-story building

One subdivision application, a hygiene center approval and a notice for design review meeting for a 7-story structure make up this week’s development update from the City of Seattle’s Department of Planning and Development (DPD) as posted in the Land Use Information Bulletin.

A Land Use Application has been submitted to subdivide one development site into five unit lots. The construction of residential units are under Project #6404868. This subdivision of property is only for the purpose of allowing sale or lease of the unit lots. Development standards will be applied to the original parcel and not to each of the new unit lots. Existing structures to be removed.

Decisions:

2014 NW 57th St

A Land Use Application has been approved to allow 1,952 sq. ft. to be used as a community center (hygiene center) at ground level in a 51 unit low-income elderly apartment building (approved under separate Permit #3012980 and #6305188).

The below conditions have been placed on this project:

The owners and/or responsible party(s) shall:

1. The hygiene center operator will comply with its Ballard Urban Rest Stop Good Neighbor Policy Plan and post its Ballard Urban Rest Stop Patron Code of Conduct on the exterior of the building facing the west side queuing area and the sidewalk in front of the building.

2. The operator of the hygiene center will provide a staff person on site to monitor noise in the exterior waiting area and the sidewalk at all times prior to 8:00 AM during days of operation.

3. The Ballard Urban Rest Stop Good Neighbor Policy Plan and the Ballard Urban Rest Stop Patron Code of Conduct shall be distributed annually to adjacent neighbors on all three sides of the building and to the properties directly across NW 57th St.

Notice of Early Design Review Meeting:

1701 NW 56th St

A Land Use Application has been received to allow a 7-story structure containing 163 residential units and 10 live/work units above 11,000 sq. ft. of retail.  Parking for 117 vehicles to be provided below and at grade. Existing structures to be demolished.

The meeting is scheduled for Monday, December 22, at 6:30 p.m. and will be held at Ballard Community Center (6020 28th Ave NW).

The Director will accept written comments to assist in the preparation of the early design guidance through September 29, 2014.  You are invited to offer comments regarding important site planning and design issues, which you believe, should be addressed in the design for this project.
