Development Update October 23: one subdivision and construction in Ballard’s industrial area

An application for a subdivision, plus decisions to allow industrial grading and a temporary pier along Shilshole Ave, and construction of a three-story light manufacturing building on NW 52nd St make up today’s Land Use Information Bulletin.

1737 NW 62ND ST

A Land Use Application has been submitted to subdivide one development site into three unit lots. The construction of residential units is under Project #6538603. This subdivision of property is only for the purpose of allowing sale or lease of the unit lots. Development standards will be applied to the original parcel and not to each of the new unit lots.

5425 SHILSHOLE AVE NW

Shoreline Substantial Development Application to allow 38,560 cubic yards of grading for site remediation and installation of utilities in the 24th Avenue NW right-of-way. Project includes installation of a new temporary pier adjacent to the existing 24th Avenue Pier, for construction staging and conveying construction spoils to barges for removal. Supplemental Environmental Impact Statement has been prepared by Seattle Public Utilities.

The following appealable decisions have been made based on submitted plans:

SEPA to approve pursuant to 25.05.660.

Conditionally Grant – Shoreline Substantial Development Application to allow grading in an urban industrial shoreline environment.

This decision is appealable to the Washington State Shoreline Hearings Board until at least 11/13/2017.

1128 NW 52ND ST

Land Use Application to allow a 3-story, 72,816 sq. ft. light manufacturing building. Parking for 46 vehicles to be provided. Existing structures to be demolished.

The following appealable decisions have been made based on submitted plans:

Determination of Non-Significance (no environmental impact statement required).  Environmental review completed and no conditions imposed.  This DNS is issued using the optional DNS process in WAC 197.11.355 and SMC 25.05.355.  The comment period was originally published on January 9, 2017 and there is no further comment period on this DNS.

Appeals of this decision must be received by the Hearing Examiner no later than 11/6/2017.
