Demolition permits issued for vacant buildings

More than a year after the Denny’s building was torn down, demolition permits have been issued for the two remaining buildings on the property.

The permits specify demolition of the single-story commercial building and the and the residential property that have been sitting vacant for more than a year. Just because the permits were issued doesn’t mean demolition will happen soon — they don’t expire until January 2011.

Rhapsody Partners received the green light from the Design Review Board back in March for the Market Street Landing development that is slated to be built on the corner of 15th & Market. We’ve contacted Rhapsody Partners for an update on the project, and we’ll update you when we hear back.

  1. I contacted them back in March and was told that “There are plans in place to demolish the existing buildings on the site. I don’t have the actual date, however I do know the demolition should happen in the near future.”
    So at least getting the permits is a start. Let's see if they stick to their 'near future' timeline.

  2. Demolition will be welcomed.

    The next question is when do they start new construction? Will we be looking at a blank lot for 5 years, or a pit?

    If they aren't going to start building for a long time, could we get the area leveled and have a temporary green grass park until they are ready to build?

  3. Oh, I dunno if its a few years before they build, perhaps we can get that methhead roller rink disco I've been dreaming about. You know sort of a Coney Island theme park meets tent city.

  4. Epic, another thread devoted to hatred of new developments which look infinitely better than the countless 70's 80's and even 90's developments with at grade parking.

  5. I hate to be negative on an already negative thread but man….This design has always bummed me out. It looks like a retirement community that Bothell would've been excited for in 1992. It has all the character of a dentist's office. Like,I literally get tired when I look at this photo.

  7. Looks ok to me. I like the rooftop garden. What do all you haters want there??? Some shanty clapboard shacks festooned with old maritime chains & anchors!!! The Denny's was a pit, this is much nicer. Guess what, each condo owner will add another bicycle to the streets! If you are against density, why did you move to Ballard? The GMA has been published for quite some time.

  8. I've brought this up before. The real issue is liability. What if someone get's hurt in the greenspace? What we need is for the city to provide liability coverage for the space, otherwise, no way are they going to bring down the fences.

  9. Ballard needs more open space NOT more condos that will sit empty for who knows how long. What about transforming this space into a park to serve all the people who already live here?

    Maybe the developers would be willing to sell to the city since they have cash from the pro parks levy. I am sure the developers feasability study isn't looking so hot right now and maybe they want to get out!?

  10. Agree with NoraBell. And i understand that design is subjective. I'm just not into this one. In fact, I would've chimed back a little earlier but i fell asleep at my desk from looking at this photo.

    Development is inevitable. But can't we develop with Ballard's heritage in mind? This photo could be on http://www.myfederalway.com. Does anybody else see anything troubling about that?

  12. We're talking about aesthetics, nothing less nothing more. Yes, rooftop gardens and density are great. This is a cookie cutter building with no creative thought lended to the project. It's such a landmark building site, and this boring box falls way short. Could I do better? Hell yes.

  13. Yeah, constant picture taking going on there. If you take the free right w/out coming to a full and complete stop, one of those pictures will be yours.

    i'd rather print out Mayor Cheeseburger Nichols License Plate numbers, put them on a car and run red lights until those greedy bastards take that crap down.

  15. I'd imagine Rhapsody Partners is in no rush. At least not until all of the identical new construction Ballard condos (that have been sitting on the market for over a year) sell first.

  16. WERE 8TH GRADE STUDENTS, DOING A LANDUSE DEBATE, WE NEED TO FIND PERMITS. WERE DOING A BOARDWALK ON THE WATER WITH CONDOS. WHAT KIND OF PERMITS WOULD WE NEED?
