Townhomes and houses are selling at close to asking price, but not on the same clock. Here is what closed in ZIP 98107 last month.

Twenty-four homes closed in Ballard’s 98107 ZIP in September. That is a small number, which is the first thing worth knowing: in a neighborhood this size, a handful of sales moves the averages, so the medians below are the figures to watch.

The headline numbers

  • Median closed price, all home types: $766,250. August was $769,900, so the month was flat.
  • Median price per square foot: $548.
  • Median days on market: 55.
  • Sale price vs. list price: 99.8% at the median. Five of the 24 sales closed above asking.
  • Price range: $350,000 to $1,550,000.

Houses and townhomes tell two different stories

Single-family homes (13 closed). Median close $885,000, median 43 days on market, with three of the 13 selling over asking. Houses that were priced to the neighborhood moved in about six weeks.

Townhomes (10 closed). Median close $766,250, but a median 61 days on market, and two of ten sold over asking. Townhome buyers have more to choose from and take longer, so price and presentation matter more here.

Condos (1 closed). One sale is not a trend, so we are not drawing a conclusion from it.

What this means if you are selling in Ballard

  1. Price to the first two weeks. With homes closing at 99.8% of list, the market is not rewarding optimistic pricing.
  2. Your home type sets your timeline. A house priced correctly has been closing in about 43 days. A townhome should plan for about two months. Plan your move date around that, not around the best case.
  3. Preparation pays on the first weekend. Five of the 24 sales closed above asking. The way to be one of them is to arrive on the market finished, staged and photographed, with the price already set where buyers will compete for it.

What this means if you are buying in Ballard

  1. Townhomes give you room to negotiate. Sixty-one days on market means time to inspect and think, and most townhome sales closed at or slightly under list.
  2. Houses are the competitive segment. Shorter days on market and more homes selling over asking. Have your financing letter ready before you tour.
  3. Compare on price per square foot, not list price. At roughly $548 per square foot, the median is a useful yardstick across a $500,000 condo and a $1.3 million house.

Where these numbers come from

These figures are RexMont’s analysis of closed sales in ZIP 98107 from September 1 to September 30, 2026, taken from the Northwest Multiple Listing Service. Medians are used throughout because a small number of sales makes averages unreliable. The ZIP is Ballard-centered and includes some adjoining blocks. Numbers for other Seattle neighborhoods, and the monthly citywide picture, are on our Seattle housing market page.

If you are thinking about buying or selling in Ballard and want a read on a specific home, RexMont’s Ballard page has current listings, and I am glad to look at yours.
